Tenants stay in The Park Warsaw

In its flagship Warsaw project, The Park Warsaw, located at Krakowiaków 50 Street, White Star Real Estate signed lease agreements for almost 16,500 square meters last year. This result consisted of 10 contracts with new tenants and 5 lease extensions. At the same time, 4 companies decided to expand their occupied space.

As many as 10 new companies joined the group of tenants at The Park Warsaw office campus in the Włochy district of Warsaw last year. The largest transaction took place between 2021 and 2022, involving a lease agreement with EURO-net, a retail network, for 80% of Building No. 9. The owner of RTV EURO AGD retail chain will move into the new office, which spans approximately 9,000 square meters, in the middle of this year.

One of the new tenants in the Warsaw complex is the Danish pharmaceutical company Novo Nordisk. Starting from October this year, the company will occupy 2,500 square meters in the complex, which is about 600 square meters more than before. The tenant’s office will occupy an entire floor. Novo Nordisk’s current neighbor, the loan company Smartney owned by Oney Bank, also expanded its occupied area by relocating to the neighboring B7 building. Smartney will move into the new office in May and occupy 1,100 square meters. The transport and logistics company Asstra, located in Building B4, also increased its office space within The Park Warsaw and has plans for further growth and expansion. They currently occupy over 2,000 square meters. The most recent transaction within the complex was an agreement with Yokogawa, a company that will occupy nearly 600 square meters.

Several companies, including Johnson Controls, Perfetti van Melle, Arrow, and Cemex, have also decided to stay in the campus for the coming years and extend their lease contracts. Currently, the entire project is leased at around 95%.

“From the beginning, our goal has been to create a place where tenants can develop their business and employees can spend time in an inspiring and friendly environment. Companies have appreciated our efforts, allowing us to build long-term relationships that result in further collaboration. We continue to develop this project, focusing primarily on a range of additional services tailored to the needs of our tenants. In November of last year, we opened the Meet & Eat canteen, which has been highly popular among employees,” says Tomasz Michalczyk, Associate Partner at White Star Real Estate.

During lunch breaks, depending on their preferences, tenants can also enjoy the offerings of The Park Kitchen gastronomic zone, Green Caffé Nero café, and Delikatesy Centrum grocery store within the campus. The Park Warsaw also features a relaxation zone equipped with gaming consoles, a large screen, pinball machines, and reclining chairs. The Zdrofit fitness club, part of a network, has been of great interest as well. The range of amenities is complemented by a bilingual preschool and nursery called KIDS&Co.

A distinguishing feature of projects carried out by White Star Real Estate is well-being and a strong emphasis on incorporating plants in the surroundings of each development. The Park Warsaw complex showcases carefully selected trees, shrubs, flowers, fountains, and other architectural elements that create an exceptionally healthy work environment. The complex also includes aquariums with freshwater and saltwater fish, flower meadows, insect hotels, and beehives.


The significant interest in offices in The Park Warsaw aligns with the trends in the office market in the capital city. According to data from Newmark Polska, in 2022, tenant activity in the Warsaw office market returned to pre-pandemic levels, with demand reaching 860,000 square meters, which was over 33% higher than the previous year.
