Another building in The Park Warsaw with a BREEAM Interim certificate at the Excellent level

Building B9, which is being developed as part of The Park Warsaw complex, has received a BREEAM Interim certificate at the Excellent level. This certification applies to the design stage, with a precise score of 73.5 percent. The developer and manager of the facility is White Star Real Estate. Ultimately, The Park Warsaw will consist of 12 Class A office buildings, with a total leasable area of 130,000 square meters. Currently, the complex comprises 7 buildings, housing approximately 60 tenants. Construction work is also underway on Building No. 7, which has received a BREEAM Final certificate, also at the Excellent level.

The first tenant to move into Building No. 9, located within the office campus on Krakowiaków Street, will be the owner of the RTV EURO AGD retail chain. The tenant will occupy 80% of the ninth building, construction of which began in December 2021. The Park Warsaw campus stands out with its unique architecture and abundant greenery, creating a traffic-free space. The goal of White Star Real Estate, the facility manager, has always been to create a user-friendly environment, with an emphasis on ecological aspects integrated into the developer’s philosophy. In 2022, the company established the position of an ESG coordinator and an ESG committee, composed of individuals from various departments with complementary competencies.

“We certainly hope to maintain the certification we received for the design phase after the completion of Building B9. The BREEAM certificate is currently one of the most commonly used methods for assessing buildings in terms of implementing ecological solutions in Europe. The method focuses on evaluating the quality of the investment process, which is particularly important for a developer like us. However, we do not stop at assessments related only to the buildings themselves but also strive for our project to continually evolve, especially when it comes to solutions that support carbon footprint reduction. The Warsaw Park offers full infrastructure for cyclists, including Veturilo stations, changing rooms, showers, and parking. In 2022, in cooperation with the GreenWay network, an electric vehicle charging station from Delta was installed on the premises of the complex, enabling simultaneous charging of three vehicles,” says Bartosz Prytuła, Managing Partner at White Star Real Estate.

The building has been designed to provide maximum comfort for employees and optimize resource consumption through the use of systems such as Building Management System (BMS), LED lighting, and regenerative drive elevators. Water consumption will be minimized through solutions such as rainwater recovery for irrigation and toilet flushing, water leak detection systems, and water-saving fixtures. The implementation of biophilic design strategies, with the help of plants, natural light, clean air, and water, aims to enhance the comfort of building users.

The Park Warsaw also offers a range of amenities for tenants and employees. Additional public transport lines have been introduced to connect the complex with nearby railway stations. The Park Kitchen, a restaurant zone located at the heart of the campus, offers amazing flavors from around the world, and there is a Green Caffé Nero café as well. Additionally, there is a grocery store called Delikatesy Centrum, Zdrofit fitness club, and a bilingual preschool called Kids&Co. Pet-friendly areas have also been created, keeping in mind the needs of four-legged companions.

“We want our office complexes to focus on meeting the needs of tenants and employees, of which there are already nearly 8,000 in The Park Warsaw. Building No. 6 also houses a relaxation zone equipped with pinball machines and a large screen with comfortable seating. With the ongoing development of Building No. 9, additional amenities and functions are planned,” adds Bartosz Prytuła, Managing Partner at White Star Real Estate.

The transportation solutions, which were also assessed during certification, support special bus lines to PKP Rakowiec and WKD Raków stations, with bus operating hours adjusted to working hours. The Park also provides full infrastructure for cyclists, including Veturilo stations, changing rooms, showers, and parking.
